    Yeah JayR , it 'sort of' is .

    Firstly , the building looked 'passable' on the outside , but structually ( and earthquake wise and asbestos wise and ironically fire safety wise etc ) it was 'condemned' ( had issues with Council ) . I suspect the buildings were worth next to nothing , and would cost money to demolish . The value is in the land .

    Having said that , the tenants have been in there on month-by-month leases for several years . I recall that the leases expired around 2007/08 , and the owner originally was going to demolish and redevelop . Then the GFC struck , money was a lot tighter , so he let the tenants stay . Some money is better than none , and no money is better than actually paying out $millions without tenants .

    At one stage , the owner had big plans drawn up , from memory 3 levels of shops and restaurants and bars , then 6 or 8 stories of offices -- this was done with the IRD in mind . IRD have since signed for new premises in Te Rapa , so when they , as anchor tenant ( and a blue chip one at that ) fell away , that didn't proceed either .

    Several other sites within a few hundred metres also remain empty , or new premises have been built but only partially tenanted . The Allied Farmers / Les Mills site is apparently going to be a big hotel with bars and restaurants , that church in London Street is being moved and offices will be built there , etc .

    Its value is only what someone will pay for it , but I doubt its worth any less with the buildings gone -- they were too far gone to be worth anything , or to be worth doing anything to .

    i bet the land owner is kicking himself he didn't keep the lease going. if the place was open for business the vagrants would not have been using the area and the fire may not have happened.

    According to this story there are now only two strip clubs left in Hamilton. Is that true? Google maps mentions Firecats.

    I have heard from several fairly reliable sources over the last few years ( including the fact I know the owners of Biddys ) that the Council has been putting quite a bit of pressure on the owner to either make major improvements , or demolish the building . Financially , it made no sense to renovate ( literally $100's of thousands to keep existing tenants ) , and the 2 leasees weren't keen on long term leases , so the month-by-month leases that had been in place for the last 6 or 8 years was really the only option .

    Likewise , I understand the Council would not grant any new resource consents on this building due to its state , meaning it could not leggally be re-leased .

    But yes , IF the 2 tenants had still been there , it may not have burnt down . However , as both businesses closed down , there is an implication they were struggling , and with a month by month lease , it means either party can cancel -- if the IRD had signed a lease , the landlord would have had no qualms about giving the tenants notice , so it works both ways .

    And of course , someone could have left the deep fryer on at the pub , or had faulty wiring in the roof of the parlour , etc , and the result may have been worse if they were still operating .

    Firecats , Stillettos and Flaunt all closed 2 to 3 years ago , so yes , only the 2 clubs now -- although for 15 plus years , there was only ever the one .

    Thought about applying for the head honcho's job at Gloriavale and relocating them
    to the Tron....sounds like a perfect site...create a bit of excitement for the town.
